A waterfront estate at 105 Lily Pond Lane in East Hampton has sold in an all-cash deal after asking $79.5 million. Though the final price was below ask, it could be the most expensive Hamptons sale of 2025, surpassing February’s $70 million record deal. Known as “Dune House,” the 8,400-square-foot home features 11 bedrooms and 10 bathrooms on 2.85 acres, plus an adjacent 1.85-acre buildable lot. Built in 1916 for FDR’s Treasury Secretary, William H. Woodin, the home was listed by Ed Petrie of Compass. Dana Trotter of The Agency represented the mystery buyer.
