Rockwood Capital secured a $262.6 million refinancing from MetLife for its 44-story Midtown office tower at 2 Grand Central Tower, replacing a $260 million loan from 2018. The firm is also seeking to sell the 667,000-square-foot building for around $270 million—less than half its pre-pandemic valuation of $580 million and well below the $401 million Rockwood paid in 2011. Located near Grand Central Terminal, the tower houses tenants such as Cigna, Maersk, and Nuvo Group. Rockwood, headquartered in the building, has recently struggled in the office market, including a default on a Santa Monica loan and a major loss on a Maryland sale.
