Joy Construction refinanced its 186-unit residential building at 411-421 West 35th Street in Hudson Yards with a $96.5 million loan from Varde Partners. The 178,414-square-foot elevator building, which is fully rent-regulated, was previously financed with a $97 million loan from Natixis. The property, generating $9.7 million in annual revenue, benefits from a 421a tax exemption through 2030. Eliezer S. Weiss signed for Joy Construction, while Anders Gode signed for Varde.
