Bruce Teitelbaum’s One45 project in Harlem cleared a major hurdle with unanimous approval from the City Council’s Land Use Committee. The mixed-use development at West 145th Street and Lenox Avenue now includes nearly 1,000 residential units, with over one-third designated permanently affordable. More than 150 units will serve households earning 40–50% of the area median income, and about 90 units will be reserved for seniors. The project is backed by Councilmember Yusef Salaam, boosting its chances of final City Council approval. Teitelbaum had previously withdrawn the proposal in 2022 after opposition from former Councilmember Kristin Richardson Jordan.
