Charney Companies and Tavros Capital acquired 175 Third Street in Gowanus from RFR Realty for $164 million. RFR, which purchased the site for $115 million in 2018, had prepared the land for development but defaulted on $80 million in debt, prompting a foreclosure effort. The new owners plan to build a 1,000-unit rental building—Gowanus’ largest—as part of the 2,200-unit, 2 million-square-foot Gowanus Wharf project. Financing includes $110 million from Silver Point Capital and $35 million from the Brodsky Organization and Tikehau Capital. Andrew Sasson of Ackman-Ziff arranged the sale, with JLL handling the debt placement.
