Jersey City has become the first municipality in the region to ban landlords from using rent-setting algorithms like those offered by RealPage and Yardi Systems. The City Council passed the measure unanimously in response to mounting allegations that such software enables illegal rent coordination. The ban follows lawsuits from New Jersey’s attorney general and tenant advocates, who allege landlords used the software to inflate rents. RealPage denies wrongdoing, asserting its tools optimize individual property performance, not collusion. The ban was pushed by union 32BJ SEIU and activists including Kevin Weller, who is suing RealPage and landlord Equity Residential.
