The Rosenwach Group has filed a rezoning application for the LaGuardia Center at 43-02 Ditmars Boulevard in Astoria, proposing a mixed-use development with 492 apartments, including 25 percent affordable housing for households earning up to 60 percent of area median income. The 412,000-square-foot project would rise eight to ten stories and include 62,000 square feet of retail space, ensuring current tenants such as a supermarket, laundromat, bank, and restaurants can remain. Plans also feature a public terrace and 175 parking spaces. Rosenwach expects the project to qualify for the 421a tax program, with completion required by 2031.
