Small landlords in New York City are considering selling their rent-stabilized properties if mayoral candidate Zohran Mamdani wins and enacts a proposed rent freeze. Many mom-and-pop owners say they are already strained by the 2019 rent law, higher expenses, and elevated interest rates, which have slowed sales and reduced property values. Acquisitions of buildings with at least 75 percent stabilized units totaled $751 million last year, down more than 70 percent from 2018. Mamdani’s campaign says he supports hardship exemptions to protect landlords while maintaining affordable rents and ensuring a stable housing market.
